Overview of CPF Housing Grants
The Singapore government provides CPF Housing Grants to help eligible Singaporeans purchase HDB flats. These grants are credited directly into your CPF Ordinary Account (OA) and can be used to offset the purchase price or reduce your HDB loan.
In 2026, three main grants are available for HDB resale flat buyers:
1. Enhanced CPF Housing Grant (EHG)
The EHG is means-tested and available to first-timer families and singles. The amount depends on your household income:
- Household income ≤ S$1,500/month: S$80,000 (families), S$40,000 (singles) - Household income S$4,501–S$5,000/month: S$35,000 (families), S$17,500 (singles) - Household income S$8,501–S$9,000/month: S$5,000 (families), S$2,500 (singles) - Household income > S$9,000/month: Not eligible
To qualify, at least one applicant must work continuously for 12 months prior to application.
2. Family Grant
The Family Grant is available to first-timer families buying resale flats. It ranges from S$30,000 to S$50,000 depending on flat type:
- 4-room or smaller flat: S$50,000 (both first-timers), S$25,000 (one first-timer) - 5-room or larger flat: S$40,000 (both first-timers), S$20,000 (one first-timer)
3. Proximity Housing Grant (PHG)
The PHG encourages families to live near parents or children. It provides:
- S$30,000 if you buy within 4km of parents/children - S$20,000 if you buy to live with parents/children
BTO vs Resale Grant Differences
For BTO flats, the EHG applies but the Family Grant and PHG do not. BTO applicants also benefit from significantly lower purchase prices relative to resale flats.
