OCBC Home Loan Rates & Package Structure

OCBC lends across private property, executive condominiums and HDB flats, with both fixed-rate and SORA-pegged packages. OCBC is generally known for flexible repricing terms once a package's lock-in period has run, which matters more than the headline rate if you expect to switch packages within a few years.

About OCBC Home Loan Calculator Singapore

OCBC is Singapore's second-largest bank and a long-standing residential mortgage lender, financing private property, executive condominiums and HDB flats through fixed-rate and SORA-pegged packages. As with every Singapore lender, how much OCBC can lend you is fixed by MAS — 75% LTV on a first property, 55% TDSR, a 4% stress test — so the meaningful comparison against DBS or UOB is on rate, lock-in length and repricing flexibility rather than loan size.

How This OCBC Home Loan Calculator Singapore Works

This calculator uses the standard amortisation formula — the same one Singapore banks use to build your repayment schedule. Interest each month is charged only on the balance still outstanding, so the interest portion of your instalment shrinks over time while the principal portion grows, even though the instalment itself stays level.

Amortisation formula

M = P × i × (1 + i)n ÷ [(1 + i)n − 1]

M = monthly instalment · P = loan amount · i = annual rate ÷ 12 · n = tenure in months

Worked example

On a S$800,000 OCBC home loan at 3.18% p.a. over 25 years, this calculator returns a monthly instalment of S$3,869. Across the full tenure you repay S$1,160,703 in total, of which S$360,703 is interest — 45.1% on top of what you borrowed.

Change any input above and the schedule recalculates instantly. The result is an estimate based on the rate you enter — it excludes legal fees, valuation fees, fire insurance and any lock-in penalties, and it is not a loan offer or a statement of what you will be approved for.
